Timing it Right
Friends are always asking us "when is the right time to sell?" While it's very hard to sell while your home isn't on the market at all, the founders of Zillow have analyzed the market and identified key trends to narrow it down to a prime time period. Timing it right can create higher demand - and more money in the seller's pocket. Call us at 774-268-9012 to discuss your plans!

Spacious Colonial in a Private Setting
You'd think after living in the area for 39 years and selling real estate for 17 of them, I'd know most of the streets in Dennis and Yarmouth. Well, this is a new one for me. We've been hired to sell this one-owner colonial at 55 Lone Tree Road in Dennisport. It's very conveniently located to beaches, to town, and to the highway, but I had never been down the road before because there is no reason to be there unless you live there. Set on nearly an acre and surrounded by conservation, this is a super-private location. With 5 bedrooms and 2.5 baths, there is plenty of room to spread out. Sparkling hardwood floors, walkout basement. See more details here. Did I mention that it's WELL BELOW assessed value? Don't miss out.

Looking for a great new restaurant??
So, we officially have a new favorite restaurant on Cape Cod, and it's a little sandwich shop located inside a former KFC. Mike's Roast Beef and Pizzeria on Route 28 in West Yarmouth has more than roast beef and pizzas - but both items are amazing. We tried it for lunch yesterday. And lunch today. And dinner tonight. :) The menu is enormous, and all made fresh in house. After only one week, it's well past being a little secret. Phones are off the hook (literally) and lines are out the door. Still service is good, food comes fairly quickly, and it's tasty and fresh. My wife is from the North Shore, and has longed for Kelly's Roast Beef to come our way. Well now we have Mike's, and it might be even better.

The Beatty McGovern Group is on the Go!
"Well I'm gonna find a home, and we'll see how it feels. Goin' mobile. Keep me movin'."
Is there really any doubt that Roger Daltrey was singing about the Cape Cod Real Estate App? What a visionary. Let's say you're on the road, and you see a FOR SALE sign, and you ask yourself "I wonder how much they want for this home?" Open the app, it will tell you. And it will show you all the photos and details. AND it will give you the same for all available properties nearby. If you decide you want to get more info or make an appointment, just click a button and you'll be connected to a member of our team.
So if you're gonna find a home, go to www.CapeCodRealEstateApp.com. See how it feels. Go mobile.

Hardwood floors are found throughout the home, with the L-shaped wing providing separation between the living and sleeping areas. The front-to-back living room offers lots of light, and features a wood-burning fireplace. As a bonus, there is a partially finished basement. Cape Cod: It's Worth the Wait
Sitting in traffic on a Friday night, just waiting to get your Cape Cod weekend started. Heading home after a week of fun, only to be left with a lasting memory of miles of backup on Route 6. That's what it was like until 8 years ago, when the rotary was removed, and the "flyover" was created. In the old days, if you were coming to the Cape over the Sagamore Bridge, two lanes of Route 3 traffic merged with one lane of the Cranberry Highway to form two lanes onto Route 6 onto the Cape. But guess what? Route 3 still has two lanes, Cranberry Highway still has one lane, and they still have to merge into the two lanes on Route 6. Yeah, there's still traffic.
So now there's a new proposal to ease traffic to and from the Cape - a 3rd bridge. And not just any bridge. A toll bridge. The thinking is that many people will be willing to pay the toll for reduced traffic on the new bridge. That's right. The plan to ease traffic is to eliminate the 3-into-2 formula, and replace it with FIVE lanes into two. Because no matter how you cross that bridge, there will only be two lanes of travel when you get here.
I'd rather wait for a table at a restaurant with a line out the door than be seated instantly at an empty restaurant - there's a reason that restaurant is empty. Traffic will always be a part of Cape Cod life. Do you know why? Because it's a great place to be.
